Welcome to the City of Germantown Planning Division!

The Planning Division: makes recommendations about zoning decisions; provides review and guidance for new development; manages long-range policy efforts related to land use and city-wide initiatives; processes administrative requests, such as sign approvals, minor landscape and facade modifications, and zoning verification letters; and offers customer service related to the city's Zoning, Subdivision, and Sign Ordinances. The Planning Division also provides staffing to the City's Planning Commission, Board of Zoning Appeals and Design Review Commission, as described below.

The Planning Commission focuses on site plan review of new commercial, multi-family and institutional projects, plat layout of new residential subdivisions, major changes to existing subdivisions such as the installation of gates, rezoning requests and text amendments to the zoning code. It meets the first Tuesday of each month. Additional information about Planning Commission meetings and packets is available here.

The Board of Zoning Appeals (BZA) acts as a Quasi-Judicial Body and considers variance requests for items such as yard setbacks and fence heights for residential properties, as well as requests for uses on appeals for uses such as cell towers, churches, and schools in residential zoning districts. It also hears appeals from property owners who have been cited by Code Compliance for various zoning code violations. The Board of Zoning Appeals meets the second Tuesday of each month. The Design Review Commission (DRC) focuses on aesthetic issues, including the landscaping, lighting and building materials of new commercial, multi-family and institutional properties, as well as major revisions to those properties; projects within the Old Germantown zoning district; and certain signage requests. The Design Review Commission meets the fourth Tuesday of each month. Additional information about DRC meetings and packets is available here.
